Our rental program is quick and easy. The first step is to look our rental properties. There is list of properties available by clicking on Rental Program above and choosing Rental Properties. Simply click on one of properties listed and more information will be provided. If a property looks like a good possibility, call us at (317) 413-4503 to take a look at it. Once you have chosen a property to rent, you can begin the application process. Simply meet with us to put down a deposit to reserve the property, then we check your credit to see it is a good fit for you financially. We require that your total income be 3x the monthly rent of the property and that you have no prior evictions from previous home renting. Once the application is approved, we will meet you at the property to sign the lease, get the first month's rent and give you the keys to your new rental home. If you do not qualify for our rental program, we refund the deposit to you minus a $50 application fee.
The Rent-To-Buy Program is for people who are interested in leasing a home briefly while they obtain a mortgage from a bank to purchase the home. Purchasing a home can be difficult, that's why we help at every step in the process. The first step is to look our rent-to-buy properties. There is a list of properties available by clicking on Rent-To-Buy Program above and choosing Rent-To-Buy Properties. If a property looks like a good possibility, call us at (317) 413-4503 to take a look at it. Once you have chosen a property, you can begin the application process. We require a deposit to reserve the property for you, then we run a credit check to see if you meet the criteria of the program. You must meet the general requirements necessary to obtain a mortgage from a bank in order to qualify. To see these requirements Mortgage Information below. If you qualify for the home, we will meet with you to sign the Lease and Purchase Agreement, get the first month's rent, and give you the keys to your new rent-to-buy home. We then will work with you and our Mortgage Specialist to get your purchase completed, so that you will own your own home as quickly as possible.
Mortgage Information 1. Monthly Gross Income must be at least 3x the monthly lease payment. 2. Have filed taxes for at least 2 years reflecting income you want to use to qualify for the home. 3. Have a credit score near or above 600. 4. Have or open a checking account used to deposit income and pay bills with few or no NSF fees. Note: Money being used for down payment and paying of bills up until the purchase must be trackable and made from this account. 5. 2 year work history. 6. The house is being sold “As Is”. HRE will reasonably maintain the property during the lease period. Any buyer inspections and inspection results are the responsibility of the Buyer.
